The Background

Comprehensive BIM coordination and construction support for the redevelopment of the former Fenwick department store into a premium mixed-use commercial and office destination. The project required multidisciplinary coordination, heritage-sensitive modelling, structural and façade sequencing, MEP integration, and construction-ready BIM deliverables while maintaining strict conservation requirements.

The Challenge

Deep retrofit of a historic structure while retaining more than 50% of the original building and approximately 75% of the historic façade. Coordinating structural modifications, MEP systems, and modern office standards within strict heritage and conservation requirements required extensive multidisciplinary BIM collaboration.

The Solution

Implemented coordinated BIM workflows across architectural, structural, façade, and MEP disciplines. Delivered clash detection, coordinated construction sequencing, and information-rich BIM models to support heritage preservation, sustainability targets, and efficient construction planning.
